What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch the property. Then, the appraiser writes up a report and detailed sketch showing the total area of the home and the overall layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.
